Kitchen fitters in Tyne and Wear

We fit kitchens across Tyne and Wear: kitchens you have bought from any supplier, or complete kitchens we design, supply and fit, with every trade booked in the right order. In an upper Tyneside flat, the kitchen often sits in a narrow offshoot, so planning a usable layout within that width is the main task. Terraces and semis frequently have a separate kitchen that owners open into the dining room.

Kitchens in homes across Tyne and Wear

Typical properties here include tyneside flats, Victorian terraces, 1930s semis and post-war council-built houses. Tyneside flats often have a narrow kitchen in the rear offshoot, while 1930s semis and ex-council houses tend to have a small square kitchen at the back.

Hardness varies across Tyne and Wear, from fairly soft around Newcastle to harder in parts of Sunderland, so check with your supplier before choosing a filter. Back lanes behind terraced streets can help deliveries, but upper Tyneside flats have their own internal stair, so long worktops need careful handling.

Rules for kitchen work in Tyne and Wear

Fitting a new kitchen does not need planning permission in England. Listed building consent may be needed if the building is listed, and a new vent through the outside wall of a flat may need planning permission and the freeholder's consent. Electrical work must meet BS 7671, and new circuits or a new consumer unit are notifiable under Part P, so they are certified through a competent person scheme or building control. New extraction should be designed to Approved Document F rates (about 30 litres per second for a hood ducted outside), a refit should not leave ventilation worse than before, and only Gas Safe registered engineers may connect a gas hob.

In conservation areas and listed buildings, such as parts of central Newcastle and Tynemouth, a new external vent or changes to historic features may need consent.

Questions about kitchen fitting in Tyne and Wear

How much does kitchen fitting cost in Tyne and Wear?

Fitting a medium kitchen you have already bought costs around £2,200 to £3,200 including VAT in Tyne and Wear, based on prices in the North East. A mid-range kitchen supplied and fitted costs around £16,200 to £31,500. Your price is fixed in writing after a free survey visit.

Which towns in Tyne and Wear do you cover?

We cover the whole of Tyne and Wear, including Newcastle upon Tyne, Sunderland, South Shields, Gateshead, Washington and Tynemouth. If your town is not listed, send us your postcode.

What if there is asbestos in my kitchen?

Homes built before 2000 may contain asbestos, for example in textured ceiling coatings, old floor tiles, some boiler cupboard boards and bitumen pads under old steel sinks. If your home is that age, an asbestos survey before strip-out is sensible. If asbestos is suspected or found, that area is left undisturbed until it has been tested and dealt with properly.

Can you move the sink or knock through a wall?

Yes. We move sinks, hobs, cooker hoods and appliances, with new pipework, circuits, gas pipes and ducting as needed. For open-plan kitchens we remove walls, arranging a structural engineer and building control approval for load-bearing walls, or a building warrant in Scotland. Each change is priced as a separate line in your quote.
