Kitchen installation in Tyne and Wear
If you need kitchen installation anywhere in Tyne and Wear, we survey the kitchen, agree the scope with you and book every trade through to handover.
When does kitchen installation make sense in Tyne and Wear?
A new layout is a common reason to change kitchens in Tyne and Wear: moving the sink under the window, adding an island or opening up to the dining room.
When a Tyne and Wear kitchen needs new electrics, plumbing and tiling as well as units, one contract keeps those trades in the right order.
What does kitchen installation in Tyne and Wear include?
The exact scope is agreed after the survey, but a typical job in Tyne and Wear covers:
- Free survey visit, measurements and an itemised written quote
- Removal and disposal of the old kitchen, with gas and electrics made safe
- First-fix electrics and plumbing for the new layout
- Base, wall and tall units fixed, levelled and secured to the wall
- Worktops cut, jointed and sealed, or templated for stone
- Sink, tap and integrated appliances fitted and connected
- Gas hobs connected only by Gas Safe registered engineers
- Panels, plinths, cornice, splashback and a final check before handover

Typical kitchen installation prices for homes in Tyne and Wear, including VAT and adjusted for the North East. Your own figure depends on the size of the kitchen, the layout and what is moving. Prices in the North East usually come in below the national guide, as labour rates are lower than in the South East.

Kitchens in homes across Tyne and Wear
The housing mix across Tyne and Wear includes tyneside flats, Victorian terraces, 1930s semis and post-war council-built houses, so no two kitchen fits are quite alike. Tyneside flats often have a narrow kitchen in the rear offshoot, while 1930s semis and ex-council houses tend to have a small square kitchen at the back.
Hardness varies across Tyne and Wear, from fairly soft around Newcastle to harder in parts of Sunderland, so check with your supplier before choosing a filter. Back lanes behind terraced streets can help deliveries, but upper Tyneside flats have their own internal stair, so long worktops need careful handling.
In an upper Tyneside flat, the kitchen often sits in a narrow offshoot, so planning a usable layout within that width is the main task. Terraces and semis frequently have a separate kitchen that owners open into the dining room.
Rules for kitchen installation in Tyne and Wear
Fitting a new kitchen does not need planning permission in England. Listed building consent may be needed if the building is listed, and a new vent through the outside wall of a flat may need planning permission and the freeholder's consent. Electrical work must meet BS 7671, and new circuits or a new consumer unit are notifiable under Part P, so they are certified through a competent person scheme or building control. New extraction should be designed to Approved Document F rates (about 30 litres per second for a hood ducted outside), a refit should not leave ventilation worse than before, and only Gas Safe registered engineers may connect a gas hob.
In conservation areas and listed buildings, such as parts of central Newcastle and Tynemouth, a new external vent or changes to historic features may need consent.
Before you start
- Book the survey before you order a kitchen, so the plan is checked against real wall lengths, window heights and service positions.
- Decide where the sink, hob and dishwasher go early, because moving them later means repeating plumbing, electrics and tiling.
- Leave every box sealed until the fit; parts get lost or damaged once packaging is opened and stacked around the house.
- Plan for one to two weeks without a working kitchen; a microwave, kettle and a temporary sink elsewhere make it easier.
- Keep the delivery note and plan together until the fit, so any missing parts can be reported to the supplier quickly.
- Order stone worktops early in the plan, as templating can only happen once the base units are fixed.
Questions about kitchen installation in Tyne and Wear
How much does kitchen installation cost in Tyne and Wear?
Kitchen installation in Tyne and Wear typically costs £1,400 to £2,200 including VAT for a small kitchen of 5 to 10 units, fit only, based on prices in the North East. Larger or more involved jobs cost more, and your price is fixed in writing after a free survey visit.
Do you cover the whole of Tyne and Wear?
Yes. We carry out kitchen installation across Tyne and Wear, including Newcastle upon Tyne, Sunderland, South Shields and Gateshead. Every job starts with a free survey visit and an itemised written quote.
Can I use my kitchen during the installation?
Not for most of it. Once the old kitchen comes out there is no sink or cooker until the new one is connected, usually a week or two for an average kitchen. We plan the job so the water and power are off for as little time as possible, and we tell you which days will be the most disruptive.
What order does a kitchen installation follow?
The usual sequence is strip-out, any structural work, first-fix electrics and plumbing, plastering, base and wall units, worktops, second fix of sockets, sink, tap and appliances, then splashbacks, flooring and decorating. Some floors go down before the units and some after, depending on the floor type, which we agree at the survey.
How long does it take to install a kitchen?
Most kitchens take three to twelve days on site to fit, depending on the number of units and whether services are moving. Allow one to three weeks overall once electrics, plumbing, tiling and flooring are included, plus one to two weeks between templating and fitting if you choose stone worktops.
