2. Using this website
The information on this website is general guidance about kitchen fitting in the UK. It is not professional advice for your property and you should not rely on it as such. We aim to keep it accurate and up to date but do not promise that it is complete or free from error. Rules on planning, building regulations, electrical and gas work, party walls and VAT differ across England, Wales, Scotland and Northern Ireland and can change.
The pictures on this website are drawings of typical kitchen layouts and stages of work. They are not photographs of customers' homes.
3. Guide prices
Prices on this website and from the guide-price tool are guide ranges for typical jobs, including VAT at 20%. They are not offers or quotes, and they do not form a contract. Your actual price depends on the property, the kitchen, the layout and the specification, and is set out in a written quote after a survey visit.
4. Quotes and contracts
- A quote is an itemised written offer to carry out the work described in it, for the price stated, for the period of validity stated on the quote.
- A contract is formed when you accept a written quote in writing. Your contract is with S&K Property Investments and Improvement Ltd. The work may be carried out by tradespeople working under our management; we remain responsible to you for it.
- The quote sets out what is included and excluded, any provisional sums, and how and when payments are made.
- Changes to the work are agreed in writing, with the effect on price and timing, before the changed work is carried out. If hidden problems are found once the old kitchen is removed or walls and floors are opened up, we will stop, explain them and agree any extra work and cost in writing before continuing, unless urgent action is needed to make the property safe.
5. Your right to cancel
If you are a consumer and you enter into the contract away from our business premises (for example at your home after a survey visit) or at a distance (for example by phone or email), you normally have the right to cancel without giving a reason under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. For a contract for work only, you have 14 days from the day after the contract is made. For a contract that includes us supplying goods, such as a kitchen we supply and fit, you have until 14 days after the day the goods are delivered to you. To cancel, tell us before the period ends by any clear statement, for example by email, letter or phone. You can use the model cancellation form we send with your quote, but you do not have to.
If you ask us, on paper or by email, to start work during the cancellation period and then cancel, you must pay a proportionate amount for the work carried out up to the time you told us. The right to cancel does not apply to goods made to your specifications or clearly personalised, such as made-to-measure doors or stone worktops cut to your template, once they have been ordered at your request. Units chosen from a supplier's standard range are not usually treated as made to your specifications.
6. Our responsibilities
We will carry out the work with reasonable care and skill, using materials of satisfactory quality, within the time agreed or, if no time is agreed, within a reasonable time, as required by the Consumer Rights Act 2015. Nothing in these terms affects your statutory rights.
We are not responsible for loss or damage that was not reasonably foreseeable, or for business losses where the property is used for business purposes. We do not exclude or limit liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law.
7. Your responsibilities
- Give us safe access to the property at the agreed times, and access to water and electricity where needed.
- On fit-only jobs, make sure the kitchen you have bought is delivered complete and undamaged. Missing, incorrect or damaged parts are for your supplier to replace, and any extra visits caused by them may be charged as set out in your quote. Manufacturers' and retailers' warranties on units, worktops and appliances stay between you and your supplier.
- Tell us about anything you know that affects the work, such as previous leaks or structural problems, asbestos surveys, leases or title restrictions, listed status or planning conditions.
- Obtain any consents that only you can give or obtain, such as a freeholder's licence for alterations, unless we have agreed in writing to do this for you.
- On fit-only jobs, we are responsible for the quality of our fitting work. We are not responsible for the design, measurements or suitability of a kitchen, worktop or appliance you have bought, or for defects in those products, but we will tell you about any defect or problem with the plan that we notice before fitting. We will not fit parts that are damaged or unsafe.
8. Complaints
If you are unhappy with any part of our service, contact us using the details above. We will acknowledge your complaint within five working days and aim to resolve it as quickly as possible.
9. Law and courts
These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can bring proceedings in your local courts, and the law of your nation applies where it gives you more protection.
