Who usually needs fit-only kitchen fitting in Ayrshire?

If you are renovating a house in Ayrshire yourself, buying the kitchen direct and paying only for fitting keeps the choice of units and the budget in your hands.

Some Ayrshire households have a kitchen waiting in a spare room after a fitter dropped out, and need the boxes checked and the fit planned again from the start.

What does fit-only kitchen fitting in Ayrshire include?

The exact scope is agreed after the survey, but a typical job in Ayrshire covers:

  • Free survey visit to check your plan, the room and the service positions
  • Delivery checked against the plan and delivery note before fitting starts
  • Base, wall and tall units positioned, levelled on their legs and fixed to the wall
  • Doors and drawer fronts hung and adjusted, with handles drilled and fitted
  • Laminate or wood worktops cut, jointed, sealed and fixed down
  • End panels, filler panels, plinths, cornice and light rail scribed and fitted
  • Sink, tap and appliances connected to the existing water, waste and power points
  • Packaging and offcuts cleared, with removal of the old kitchen available as an extra

How much does fit-only kitchen fitting cost in Ayrshire?

As a starting point for Ayrshire, these ranges include VAT at 20% and allow for typical labour costs in Scotland. Prices in Scotland usually come in below the national guide, as labour rates are lower than in the South East.

Kitchens in homes across Ayrshire

You will find red sandstone villas, sandstone tenement flats, four-in-a-block flats and post-war council-built houses throughout Ayrshire. Four-in-a-block flats and ex-council houses often have a small galley kitchen, while sandstone villas in Ayr tend to have a larger kitchen with a separate dining room.

Ayrshire's mains water is soft, so limescale is rarely a problem and taps, sinks and boiling water taps tend to stay cleaner. Upper four-in-a-block flats usually have their own stair, and coastal towns can have limited parking, so the route for long worktops is checked at the survey.

A four-in-a-block flat usually has a narrow galley, where a well-planned layout with tall storage makes the most of it. Sandstone villa kitchens often sit in former sculleries, and opening into the dining room needs a building warrant if the wall is load-bearing.

Rules for fit-only kitchen fitting in Ayrshire

In Scotland, fitting kitchen units you have bought does not need a building warrant, and nor does most electrical work in a house, but the work must still meet the building standards and BS 7671. Ask the electrician for an Electrical Installation Certificate or Minor Works Certificate. Gas hobs and cookers must be connected by a Gas Safe registered engineer, and the kitchen should keep extract ventilation that meets standard 3.14.

Listed sandstone villas and conservation areas in older town centres may need consent for a new external vent, and flat owners may need neighbours' agreement for shared walls.

Before you start

  • Worktop joint strips or connector bolts, appliance door-fixing kits and the sink, tap and waste are easy to leave off an order.
  • If you chose stone worktops, the stone supplier templates and fits them after the base units are fixed, usually one to two weeks later.
  • Do not open or assemble anything before the survey; sealed boxes make it far easier to claim missing or damaged parts from the supplier.
  • Check the order includes filler panels, end panels, plinths, cornice or light rail, and enough legs and plinth clips for every base unit.
  • Before your kitchen is delivered to your Ayrshire home, clear a dry room to store the boxes flat, away from damp garages and outbuildings.
  • Book the fit for a date after the full delivery has arrived in Ayrshire; a split delivery is a common reason for a fit stalling halfway.

Questions about fit-only kitchen fitting in Ayrshire

How much does fit-only kitchen fitting cost in Ayrshire?

Guide prices in Ayrshire are about £1,400 to £2,400 including VAT for a small kitchen of 5 to 10 units. The final price depends on the size of the kitchen and what is moving, and is set out in an itemised written quote.

Do you cover the whole of Ayrshire?

Yes, across mainland Ayrshire. We do not currently cover Arran or Cumbrae. Every job starts with a free survey visit and an itemised written quote.

What happens if parts of my kitchen are missing or damaged?

Missing or damaged parts are the supplier's to replace. We check the delivery against your plan and delivery note before fitting starts and tell you straight away if anything is short, broken or wrong, so you can raise it with the supplier while we re-plan the order of work. Units that do not depend on the missing part can often still go in, and sealed boxes make any claim simpler.

What does fit-only kitchen fitting not include?

It does not include stone worktops, new electrical circuits, moved plumbing, gas connections, tiling, flooring or plastering. Stone is templated and fitted by the stone supplier or fabricator once the base units are fixed. Fit only covers the labour for units, doors, panels, plinths and laminate worktops, with connections to the points already in place. Any of the extras can be added as separate lines on the same written quote.

Do I need to order anything extra for a fit-only job?

Often, yes. Retail plans regularly leave out filler panels, end panels, plinths, cornice or light rail, legs and plinth clips, worktop joint strips or connector bolts, appliance door-fixing kits and the sink, tap and waste. On the survey we go through your order line by line and list anything missing, so it can be ordered before the fit rather than halting it halfway through.
