Kitchen fitters in Edinburgh
We fit kitchens across Edinburgh: kitchens you have bought from any supplier, or complete kitchens we design, supply and fit, with every trade booked in the right order. Tenement and Georgian flats often have kitchens in small rooms, and opening one into the living room needs a building warrant if the wall is load-bearing, and can need one even if it is not, where the change affects the escape route or fire separation in a flat. Stone villas and bungalows on the edge of the city more often suit a larger supply-and-fit kitchen.
Kitchens in homes across Edinburgh
Typical properties here include Victorian tenement flats, Georgian New Town flats, stone villas and post-war council-built houses. Tenement flats often have a small kitchen off the hall, while Georgian flats may have kitchens in former bedrooms or reception rooms with tall ceilings.
Edinburgh's mains water is soft, so limescale is rarely a problem and taps, sinks and boiling water taps stay cleaner for longer. Common stairs without lifts, controlled parking and cobbled streets in older parts of the city mean deliveries and stair carries need planning before fitting day.
Rules for kitchen work in Edinburgh
In Scotland, replacing kitchen fitments, adding an extractor fan and most electrical work in a house do not need a building warrant, but the work must still meet the building standards and BS 7671, so ask for an Electrical Installation Certificate. Removing a load-bearing wall or changing how waste water is discharged needs a warrant first. Gas hobs must be connected by a Gas Safe registered engineer. Every home in Scotland must have an interlinked heat alarm in the kitchen, so it is kept or refitted, and tested, as part of the job.
The Old and New Towns form a World Heritage Site with many listed buildings, so new vents or internal changes may need consent, and tenement neighbours may need to agree.

Questions about kitchen fitting in Edinburgh
How much does kitchen fitting cost in Edinburgh?
Fitting a medium kitchen you have already bought costs around £2,600 to £3,600 including VAT in Edinburgh, based on prices in Edinburgh and Glasgow. A mid-range kitchen supplied and fitted costs around £18,400 to £35,500. Your price is fixed in writing after a free survey visit.
Which towns in Edinburgh do you cover?
We cover the whole of Edinburgh. If your town is not listed, send us your postcode.
What are your payment terms?
Payment terms are set out in your written quote before any work starts, so you know when each payment falls due and what it covers. Please read them alongside the scope of work and ask us about anything that is unclear. If you agree the contract at your home or at a distance, for example by email or phone, you normally have 14 days to cancel; our terms explain how this works.
What if there is asbestos in my kitchen?
Homes built before 2000 may contain asbestos, for example in textured ceiling coatings, old floor tiles, some boiler cupboard boards and bitumen pads under old steel sinks. If your home is that age, an asbestos survey before strip-out is sensible. If asbestos is suspected or found, that area is left undisturbed until it has been tested and dealt with properly.
