What prompts kitchen flooring in Caerphilly?

When underfloor heating is going into a Caerphilly kitchen, the floor finish is planned with it, so the heating, insulation and flooring build-up meet the doorways at the right height.

If your home in Gwent has suspended timber floorboards, a plywood overlay usually goes down first so tiles or LVT do not crack or show the board joints. Caerphilly sits about 9 miles west of Newport, Gwent, and our Gwent coverage takes in everything in between.

What is in a typical job?

Your written quote lists everything included. For kitchen flooring, that normally means:

  • Moisture checks on concrete floors and screeds before any floor finish is laid
  • Free survey visit to check the subfloor, measure up and give an itemised quote
  • LVT, sheet vinyl, porcelain or ceramic tiles, or engineered wood laid to suit the room
  • Threshold trims at doorways, with skirting, plinths and kickboards refitted
  • Underlay suited to the floor finish, the subfloor and any underfloor heating
  • Flooring run under appliance spaces so machines can be pulled out for servicing

Kitchens in homes around Caerphilly

The housing mix across Gwent includes valley terraces, Victorian villas, post-war council-built houses and new-build estates, so no two kitchen fits are quite alike. Valley terraces often have a small kitchen in the rear extension, while Victorian villas in Newport and post-war houses in Cwmbran tend to have a separate kitchen and dining room.

Water across most of Gwent is soft to moderately soft, which is kinder to taps, though some areas are harder, so check with your supplier. Steep valley streets, terraces with steps up to the door and limited parking can make carrying long worktops difficult, so access is checked at the survey.

Building regulations, electrics and gas in Caerphilly

In Wales, laying a kitchen floor needs no planning permission or building regulations approval. Leases on flats often require a sound-reducing underlay or forbid hard floors without the freeholder's consent, so check yours. If electric underfloor heating is being wired in, remember that Part P in Wales makes extending a circuit within a kitchen notifiable, as well as adding a new one. Listed buildings may need consent before historic floors are lifted.

The northern edge of Gwent falls within Bannau Brycheiniog National Park, and listed buildings or conservation areas elsewhere may need consent for new external vents.

Planning ahead

  • If your Caerphilly house was built before 2000 and still has old vinyl or thermoplastic tiles, have them tested for asbestos before anyone lifts or sands them.
  • Ask for the floor to continue under the dishwasher and fridge spaces, so appliances can be slid out for repair without lifting the edge of the floor.
  • Let LVT or engineered wood acclimatise in the room for as long as the maker recommends before it is laid, with the heating at its normal setting.
  • With underfloor heating, choose a floor finish, adhesive and underlay rated for it, and follow the makers' guidance on bringing the heating up to temperature.

Questions about kitchen flooring in Caerphilly

How much does kitchen flooring cost in Caerphilly?

Guide prices in Caerphilly are about £460 to £1,400 including VAT for an LVT or vinyl kitchen floor. The final price depends on the size of the kitchen and what is moving, and is set out in an itemised written quote.

Do you work near Caerphilly as well?

Yes. As well as Caerphilly itself, we cover the rest of Gwent and nearby towns such as Risca and Pontypridd. The process is the same wherever the kitchen is.

Can I have a hard floor in my flat's kitchen?

Usually, but check your lease first. Leases often require a sound-reducing underlay under hard floors, or say that tiles, wood or LVT can only be laid with the freeholder's written consent, to protect neighbours below from impact noise. In Scotland, check your title deeds and any deed of conditions. If the wording is unclear, ask your managing agent before you order flooring.

Is engineered wood a good choice for a kitchen floor?

It can be, but it needs more care than LVT or tiles. Engineered wood can swell or stain if water sits on it, so it is less suited to the areas around a sink or dishwasher, where leaks are most likely. If you choose it, pick a board the maker approves for kitchens, wipe spills promptly and keep the finish maintained.

Should kitchen flooring go down before or after the units?

It depends on the floor. Tiles are often laid first, or at least run under the appliance spaces, so a dishwasher or fridge can be pulled out without catching on the edge. Floating floors such as click LVT or engineered boards usually go down after the units, up to the plinth line, so they are not trapped under heavy fixed cabinets. We follow the flooring maker's instructions.
