Kitchens in homes around Eltham

Across Greater London you will often find Victorian and Edwardian terraces, conversion flats, mansion block flats and 1930s semis, and each shapes the kitchen differently. Victorian terraces often have a narrow galley beside the side return, while conversion flats and mansion blocks usually fit the kitchen into a small room or along one living-room wall.

London's mains water is hard, so limescale builds quickly on taps and boiling water taps, and a scale-reducing filter is worth planning in. Permit parking, red routes and flats without lifts are common, so parking suspensions, stair carries and lift bookings may need arranging before delivery day.

Building regulations, electrics and gas in Eltham

A supplied and fitted kitchen needs no planning permission in England, except where listed building consent applies or a new vent is cut through the outside wall of a flat. New circuits and consumer units are notifiable under Part P and certified through a competent person scheme or building control. Cooker hoods are planned to meet Approved Document F, and gas hobs are connected by Gas Safe registered engineers.

Conservation areas are widespread across London, so a new extractor vent on a front wall may need permission, and leaseholders usually need the freeholder's written consent first.

Tips before you start

Check that the written quote for your Eltham kitchen lists units, worktops, appliances and each trade as separate lines, so any change is easy to price.
Leave room in the budget for smaller extras such as under-cabinet lighting, a plinth heater or extra sockets that come up once the layout is settled.
Bring photos of kitchens you like to the survey; they help turn a general idea into specific door styles, colours and worktop choices.
Settle the specification before the order is placed, because changing doors, worktops or layout afterwards can add cost and several weeks.

Questions about supply and fit kitchens in Eltham

How much do supply and fit kitchens cost in Eltham?

Guide prices in Eltham are about £10,400 to £23,500 including VAT for a budget kitchen, supplied and fitted. The final price depends on the size of the kitchen and what is moving, and is set out in an itemised written quote.

Which parts of Eltham do you work in?

All of them. Our Greater London coverage takes in the whole of Eltham, including the SE9 postcode district, as well as surrounding towns such as Blackheath. If you are unsure, send us your postcode.

What are the payment terms for a supply and fit kitchen?

Payment terms are set out in your written quote before anything is ordered, so you know exactly what is due and at which stage. They depend on the range and the scope of work, and nothing is ordered until you have read and agreed them. If any part of the schedule is unclear, ask about it before you sign rather than after the order has been placed.

Is kitchen design included when you supply the kitchen?

Yes. The measured survey, layout plan and specification are part of the supply-and-fit price rather than a separate charge. You see the layout, door and worktop choices and appliance positions before ordering, and changes are made at the planning stage, when they are simple to redraw. The agreed plan is what we order from and what the fitters work to.

How long does a supplied kitchen take to arrive?

Roughly four to six weeks for budget ranges, six to ten weeks for mid-range and twelve to twenty weeks for premium ranges, counted from the order. Bespoke and made-to-measure kitchens typically take longer. Stone worktops are templated once the base units are fixed and fitted about one to two weeks later. We confirm the expected lead time for your chosen range before you commit to an order.
