Sink and tap installation in the Highlands
Our sink and tap installation work covers the whole of the Highlands, including Inverness, Fort William and Nairn.
Thinking about sink and tap installation in the Highlands?
If a new dishwasher or washing machine is going next to the sink in your Highlands home, the trap and waste connections usually need changing as well.
If you are fitting new stone worktops in your Highlands kitchen, it is a natural point to change to an undermount sink cut and polished by the fabricator.
What does sink and tap installation in the Highlands include?
After the survey visit we write the scope down. For sink and tap installation in the Highlands it usually covers:
- New sink fitted, sealed and connected to the existing supplies and waste
- Isolation valves on the hot and cold supplies, with flexible tap tails connected
- Waste, overflow and trap fitted, with dishwasher and washing machine waste connections
- Inset sink cut-outs made on site in laminate and wood worktops
- Ceramic farmhouse-style sinks set on a suitable supporting base unit and sealed
- Boiling water tap fitted with its tank, filter and power supply in the cupboard
- Sink moved to a new position with new supply and waste runs
- Every joint leak tested, with water flow and drainage checked before handover
How much does sink and tap installation cost in the Highlands?
Use these ranges to plan your budget. They include VAT, reflect costs in Scotland, and are firmed up once we have seen your Highlands kitchen. Prices in Scotland usually come in below the national guide, as labour rates are lower than in the South East.

Kitchens in homes across the Highlands
Across the Highlands you will often find stone crofthouses, Victorian villas, post-war council-built houses and timber-framed kit houses, and each shapes the kitchen differently. Older crofthouses often have a small kitchen in a lean-to, while Victorian villas in Inverness and Nairn tend to have separate kitchens with room to open up.
Mains water across the Highlands is soft, though many remote homes rely on private supplies, which may need testing and filtering before a boiling water tap goes in. Long distances, single-track roads and winter weather can affect delivery and fitting days, so lead times and worktop lengths need planning well in advance.
Many rural Highland homes are off the gas grid, so the kitchen may be planned around induction, LPG or an oil-fired range. Crofthouses and older cottages tend to have thick walls and small windows that shape the layout and lighting.
Rules for sink and tap installation in the Highlands
In Scotland, replacing a sink and tap does not need a building warrant, but water fittings should meet Scottish Water's byelaws. Changing how waste water is discharged, such as a new connection to an underground drain, needs a warrant first. Power for a boiling water tap does not normally need a warrant, but it must meet the building standards and BS 7671, and you should receive a certificate.
Homes in the Cairngorms National Park, listed buildings and conservation areas may need consent for a new external vent or changes to historic features.
Before you start
- Ceramic farmhouse-style sinks are heavy and need a base unit designed to carry them, with the worktop planned around the sink.
- Keep isolation valves reachable under the sink, so the tap can be serviced or a leak stopped without turning off the whole house supply.
- Check a boiling water tap's minimum water pressure and cupboard space before buying, as the tank, filter and power supply all sit under the sink.
- An undermount sink in a stone worktop is cut and polished by the fabricator, so choose the sink before the worktops are templated.
- Choose the sink before stone worktops are templated in your Highlands kitchen, so the fabricator can cut and polish the undermount opening to suit it.
- Empty the sink cupboard before fitting day, and plan where cleaning products will go while the waste, trap and valves are being changed.
Questions about sink and tap installation in the Highlands
How much does sink and tap installation cost in the Highlands?
Sink and tap installation in the Highlands typically costs £190 to £380 including VAT for plumbing in a new sink and tap, based on prices in Scotland. Larger or more involved jobs cost more, and your price is fixed in writing after a free survey visit.
Do you cover the whole of the Highlands?
Yes, across the mainland Highlands, including Inverness, Fort William, Thurso and Wick. We do not currently cover Skye or the other islands. Every job starts with a free survey visit and an itemised written quote.
What do I need for a boiling water tap?
A boiling water tap needs a tank in the cupboard under the sink, usually a socket or fused spur to power it, and often a filter, particularly where the water is hard. Some models have a minimum water pressure, so check yours before buying. The tap also needs a correctly sized hole in the sink or worktop and enough clear cupboard space for the tank and pipework.
What is the difference between an inset and an undermount sink?
An inset sink drops into a cut-out from above, with its rim resting on the worktop, and suits laminate, wood and stone. An undermount sink is fixed beneath the worktop so the edge of the cut-out is exposed, which usually calls for a solid, water-resistant material such as stone or solid surface. Undermount cut-outs in stone are cut and polished by the fabricator.
Can a dishwasher and washing machine drain through the sink waste?
Yes, in most kitchens. The sink trap can take an appliance connection on a spigot, or a separate standpipe can be fitted. The appliance hose needs to rise to the height its manufacturer specifies before it drops to the waste, so dirty water cannot siphon back. Two appliances can usually share a double-spigot trap, which we plan with the sink.
