Sink and tap installation in Alness
Our sink and tap installation service covers Alness and nearby places such as Dingwall and Inverness, with a free survey visit and an itemised written quote as the first step.

Thinking about sink and tap installation in Alness?
If a new dishwasher or washing machine is going next to the sink in your Alness home, the trap and waste connections usually need changing as well.
Landlords in the Highlands often swap tired sinks and taps between tenancies, choosing hard-wearing finishes and accessible valves so that later repairs are quick and cheap. Homes right across Alness are covered, as are nearby places such as Dingwall, Inverness and the villages in between.
What is included in the work?
Your written quote lists everything included. For sink and tap installation, that normally means:
- Ceramic farmhouse-style sinks set on a suitable supporting base unit and sealed
- Every joint leak tested, with water flow and drainage checked before handover
- Boiling water tap fitted with its tank, filter and power supply in the cupboard
- New sink fitted, sealed and connected to the existing supplies and waste
- Waste, overflow and trap fitted, with dishwasher and washing machine waste connections
- Isolation valves on the hot and cold supplies, with flexible tap tails connected
Guide prices for sink and tap installation in Alness
As a starting point for Alness, these ranges include VAT at 20% and allow for typical labour costs in Scotland. Labour rates in Scotland are generally lower than in London and the South East, so these ranges are a little below the national guide.

Local homes and their kitchens
You will find stone crofthouses, Victorian villas, post-war council-built houses and timber-framed kit houses throughout the Highlands. Older crofthouses often have a small kitchen in a lean-to, while Victorian villas in Inverness and Nairn tend to have separate kitchens with room to open up.
Long distances, single-track roads and winter weather can affect delivery and fitting days, so lead times and worktop lengths need planning well in advance. Mains water across the Highlands is soft, though many remote homes rely on private supplies, which may need testing and filtering before a boiling water tap goes in.
Do you need approval for sink and tap installation in Alness?
In Scotland, replacing a sink and tap does not need a building warrant, but water fittings should meet Scottish Water's byelaws. Changing how waste water is discharged, such as a new connection to an underground drain, needs a warrant first. Power for a boiling water tap does not normally need a warrant, but it must meet the building standards and BS 7671, and you should receive a certificate.
Homes in the Cairngorms National Park, listed buildings and conservation areas may need consent for a new external vent or changes to historic features.
Planning ahead
- For a ceramic farmhouse-style sink in your Alness kitchen, confirm the base unit is designed for it, as a standard sink unit may not carry the weight.
- Ask for the dishwasher and washing machine hoses to be routed so they cannot kink behind the units once the appliances are pushed back into place.
- Empty the sink cupboard before fitting day, and plan where cleaning products will go while the waste, trap and valves are being changed.
- An undermount sink in a stone worktop is cut and polished by the fabricator, so choose the sink before the worktops are templated.
Questions about sink and tap installation in Alness
How much does sink and tap installation cost in Alness?
Sink and tap installation in Alness typically costs £190 to £380 including VAT for plumbing in a new sink and tap, based on prices in Scotland. Larger or more involved jobs cost more, and your price is fixed in writing after a free survey visit.
Which parts of Alness do you work in?
All of them. Our Highlands coverage takes in the whole of Alness, including the IV17 postcode district, as well as surrounding towns such as Dingwall. If you are unsure, send us your postcode.
What is the difference between an inset and an undermount sink?
An inset sink drops into a cut-out from above, with its rim resting on the worktop, and suits laminate, wood and stone. An undermount sink is fixed beneath the worktop so the edge of the cut-out is exposed, which usually calls for a solid, water-resistant material such as stone or solid surface. Undermount cut-outs in stone are cut and polished by the fabricator.
Can a dishwasher and washing machine drain through the sink waste?
Yes, in most kitchens. The sink trap can take an appliance connection on a spigot, or a separate standpipe can be fitted. The appliance hose needs to rise to the height its manufacturer specifies before it drops to the waste, so dirty water cannot siphon back. Two appliances can usually share a double-spigot trap, which we plan with the sink.
Do I need isolation valves under my kitchen sink?
They are strongly advised, and we fit them as standard. An isolation valve on each supply to the tap, and on each appliance supply, lets you turn off the water to one fitting without shutting off the whole house. That makes changing a tap cartridge or dealing with a leak far simpler. The valves are left where they can still be reached once the cupboard is in use.
