What prompts kitchen installation in the West Midlands?

Landlords and sellers across the West Midlands often fit a new kitchen because it is one of the first rooms buyers and tenants judge a home by.

Many people in the West Midlands replace a kitchen when they move in, before unpacking, so the noisy work is done while the house is still empty.

What does kitchen installation in the West Midlands include?

Your written quote lists everything included. For kitchen installation, that normally means:

  • Worktops cut, jointed and sealed, or templated for stone
  • Sink, tap and integrated appliances fitted and connected
  • Gas hobs connected only by Gas Safe registered engineers
  • Panels, plinths, cornice, splashback and a final check before handover

Kitchens in homes across the West Midlands

You will find Victorian terraces, 1930s semis, post-war council-built houses and post-war flats and maisonettes throughout the West Midlands. Victorian terraces often have a long galley behind the back room, while 1930s semis across Birmingham and the Black Country tend to have a small kitchen at the rear.

Birmingham's water is relatively soft, while much of the Black Country and Coventry is harder, so check your supplier's hardness figure before choosing a filter. Busy terraced streets, permit parking near town centres and blocks with shared lifts can each affect delivery times and how worktops reach the kitchen.

Many 1930s semis have a small kitchen beside a separate dining room, and opening them into one space is a common project. In a Victorian terrace, the galley often leads to a rear bathroom, so changes may involve plumbing as well as units.

Rules for kitchen installation in the West Midlands

Fitting a new kitchen does not need planning permission in England. Listed building consent may be needed if the building is listed, and a new vent through the outside wall of a flat may need planning permission and the freeholder's consent. Electrical work must meet BS 7671, and new circuits or a new consumer unit are notifiable under Part P, so they are certified through a competent person scheme or building control. New extraction should be designed to Approved Document F rates (about 30 litres per second for a hood ducted outside), a refit should not leave ventilation worse than before, and only Gas Safe registered engineers may connect a gas hob.

Conservation areas and listed buildings, including parts of Birmingham and Solihull, may need consent for new vents, and flat owners usually need the freeholder's consent first.

Before you start

  • If the house was built before 2000, consider an asbestos survey before strip-out, especially with textured ceilings or old floor tiles.
  • Book the survey before you order a kitchen, so the plan is checked against real wall lengths, window heights and service positions.
  • Leave every box sealed until the fit; parts get lost or damaged once packaging is opened and stacked around the house.
  • Plan for one to two weeks without a working kitchen; a microwave, kettle and a temporary sink elsewhere make it easier.
  • Check that your West Midlands delivery can reach the kitchen: tall larder units and long worktops need clear access through doors and stairs.
  • Clear the room and the route to it before fitting day, and arrange somewhere in your West Midlands home for a kettle and microwave.

Questions about kitchen installation in the West Midlands

How much does kitchen installation cost in the West Midlands?

Guide prices in the West Midlands are about £1,500 to £2,500 including VAT for a small kitchen of 5 to 10 units, fit only. The final price depends on the size of the kitchen and what is moving, and is set out in an itemised written quote.

Do you cover the whole of the West Midlands?

Yes. We carry out kitchen installation across the West Midlands, including Birmingham, Coventry, Wolverhampton and Dudley. Every job starts with a free survey visit and an itemised written quote.

What order does a kitchen installation follow?

The usual sequence is strip-out, any structural work, first-fix electrics and plumbing, plastering, base and wall units, worktops, second fix of sockets, sink, tap and appliances, then splashbacks, flooring and decorating. Some floors go down before the units and some after, depending on the floor type, which we agree at the survey.

How long does it take to install a kitchen?

Most kitchens take three to twelve days on site to fit, depending on the number of units and whether services are moving. Allow one to three weeks overall once electrics, plumbing, tiling and flooring are included, plus one to two weeks between templating and fitting if you choose stone worktops.

Will you fit a kitchen I have bought myself?

Yes. We fit kitchens bought from any retailer, trade counter or online supplier, flat-pack or rigid. On the survey we check the plan, and before fitting we check the delivery against it. Missing or damaged parts are for the supplier to replace, and we tell you straight away so the fit can be re-planned.
