Why kitchen installation for a Newburn home?
If you have bought a home in Newburn with a small galley or a dated back kitchen, a new installation can make far better use of the same space.
Some Newburn households already have a kitchen they like the look of but not the fit: doors out of line, gaps at the wall and a worktop that has lifted. We cover all of Newburn, including the NE15 postcode district, and travel out to neighbouring towns across Tyne and Wear.
What is included in the work?
Here is what usually goes into kitchen installation, adjusted to your Newburn kitchen after we have measured it:
- Panels, plinths, cornice, splashback and a final check before handover
- Worktops cut, jointed and sealed, or templated for stone
- Gas hobs connected only by Gas Safe registered engineers
- First-fix electrics and plumbing for the new layout
- Sink, tap and integrated appliances fitted and connected
- Base, wall and tall units fixed, levelled and secured to the wall

What kind of kitchens do we fit in Newburn?
You will find tyneside flats, Victorian terraces, 1930s semis and post-war council-built houses throughout Tyne and Wear. Tyneside flats often have a narrow kitchen in the rear offshoot, while 1930s semis and ex-council houses tend to have a small square kitchen at the back.
Hardness varies across Tyne and Wear, from fairly soft around Newcastle to harder in parts of Sunderland, so check with your supplier before choosing a filter. Back lanes behind terraced streets can help deliveries, but upper Tyneside flats have their own internal stair, so long worktops need careful handling.
Building regulations, electrics and gas in Newburn
Fitting a new kitchen does not need planning permission in England. Listed building consent may be needed if the building is listed, and a new vent through the outside wall of a flat may need planning permission and the freeholder's consent. Electrical work must meet BS 7671, and new circuits or a new consumer unit are notifiable under Part P, so they are certified through a competent person scheme or building control. New extraction should be designed to Approved Document F rates (about 30 litres per second for a hood ducted outside), a refit should not leave ventilation worse than before, and only Gas Safe registered engineers may connect a gas hob.
In conservation areas and listed buildings, such as parts of central Newcastle and Tynemouth, a new external vent or changes to historic features may need consent.
Worth knowing before the fit
- Before you order a kitchen for your Newburn home, ask for a survey so the plan is checked against real measurements, not estimates.
- Ask for appliance sizes and ventilation gaps to be checked against the housings before you buy appliances for a Newburn kitchen.
- If your house in Tyne and Wear is older, ask for the walls to be checked for level; out-of-true walls change how units and worktops are scribed.
- If the house was built before 2000, consider an asbestos survey before strip-out, especially with textured ceilings or old floor tiles.
Questions about kitchen installation in Newburn
How much does kitchen installation cost in Newburn?
Kitchen installation in Newburn typically costs £1,400 to £2,200 including VAT for a small kitchen of 5 to 10 units, fit only, based on prices in the North East. Larger or more involved jobs cost more, and your price is fixed in writing after a free survey visit.
Which parts of Newburn do you work in?
All of them. Our Tyne and Wear coverage takes in the whole of Newburn, including the NE15 postcode district, as well as surrounding towns such as Gosforth. If you are unsure, send us your postcode.
What order does a kitchen installation follow?
The usual sequence is strip-out, any structural work, first-fix electrics and plumbing, plastering, base and wall units, worktops, second fix of sockets, sink, tap and appliances, then splashbacks, flooring and decorating. Some floors go down before the units and some after, depending on the floor type, which we agree at the survey.
How long does it take to install a kitchen?
Most kitchens take three to twelve days on site to fit, depending on the number of units and whether services are moving. Allow one to three weeks overall once electrics, plumbing, tiling and flooring are included, plus one to two weeks between templating and fitting if you choose stone worktops.
Can I use my kitchen during the installation?
Not for most of it. Once the old kitchen comes out there is no sink or cooker until the new one is connected, usually a week or two for an average kitchen. We plan the job so the water and power are off for as little time as possible, and we tell you which days will be the most disruptive.
