Is kitchen installation right for your Ayrshire kitchen?

If you have bought a kitchen online or from a trade counter for your Ayrshire home, we can check the delivery against the plan and fit it properly.

Some Ayrshire households already have a kitchen they like the look of but not the fit: doors out of line, gaps at the wall and a worktop that has lifted.

What does kitchen installation in Ayrshire include?

Your written quote lists everything included. For kitchen installation, that normally means:

  • Free survey visit, measurements and an itemised written quote
  • Removal and disposal of the old kitchen, with gas and electrics made safe
  • First-fix electrics and plumbing for the new layout
  • Base, wall and tall units fixed, levelled and secured to the wall
  • Worktops cut, jointed and sealed, or templated for stone
  • Sink, tap and integrated appliances fitted and connected
  • Gas hobs connected only by Gas Safe registered engineers
  • Panels, plinths, cornice, splashback and a final check before handover

Kitchens in homes across Ayrshire

The housing mix across Ayrshire includes red sandstone villas, sandstone tenement flats, four-in-a-block flats and post-war council-built houses, so no two kitchen fits are quite alike. Four-in-a-block flats and ex-council houses often have a small galley kitchen, while sandstone villas in Ayr tend to have a larger kitchen with a separate dining room.

Ayrshire's mains water is soft, so limescale is rarely a problem and taps, sinks and boiling water taps tend to stay cleaner. Upper four-in-a-block flats usually have their own stair, and coastal towns can have limited parking, so the route for long worktops is checked at the survey.

A four-in-a-block flat usually has a narrow galley, where a well-planned layout with tall storage makes the most of it. Sandstone villa kitchens often sit in former sculleries, and opening into the dining room needs a building warrant if the wall is load-bearing.

Rules for kitchen installation in Ayrshire

In Scotland, replacing kitchen fitments, adding an extractor fan and most electrical work in a house do not need a building warrant, but the work must still meet the building standards and BS 7671, so ask for an Electrical Installation Certificate. Removing a load-bearing wall or changing how waste water is discharged needs a warrant first. Gas hobs must be connected by a Gas Safe registered engineer. Every home in Scotland must have an interlinked heat alarm in the kitchen, so it is kept or refitted, and tested, as part of the job.

Listed sandstone villas and conservation areas in older town centres may need consent for a new external vent, and flat owners may need neighbours' agreement for shared walls.

Before you start

  • Plan for one to two weeks without a working kitchen; a microwave, kettle and a temporary sink elsewhere make it easier.
  • Book the survey before you order a kitchen, so the plan is checked against real wall lengths, window heights and service positions.
  • Decide where the sink, hob and dishwasher go early, because moving them later means repeating plumbing, electrics and tiling.
  • Order stone worktops for templating as soon as the base units are fixed, as fabrication usually takes one to two weeks.
  • Before you order a kitchen for your Ayrshire home, ask for a survey so the plan is checked against real measurements, not estimates.
  • If you live in a flat in Ayrshire, check building rules on working hours, lift protection and parking for the fitting van.

Questions about kitchen installation in Ayrshire

How much does kitchen installation cost in Ayrshire?

Guide prices in Ayrshire are about £1,400 to £2,400 including VAT for a small kitchen of 5 to 10 units, fit only. The final price depends on the size of the kitchen and what is moving, and is set out in an itemised written quote.

Do you cover the whole of Ayrshire?

Yes, across mainland Ayrshire. We do not currently cover Arran or Cumbrae. Every job starts with a free survey visit and an itemised written quote.

Do I need building regulations approval for a new kitchen?

Usually only for parts of the job. Fitting units does not need approval, but new electrical circuits are notifiable in England and Wales, removing a load-bearing wall needs approval everywhere, and in Scotland structural work needs a building warrant. Gas work must always be done by a Gas Safe registered engineer.

Will you fit a kitchen I have bought myself?

Yes. We fit kitchens bought from any retailer, trade counter or online supplier, flat-pack or rigid. On the survey we check the plan, and before fitting we check the delivery against it. Missing or damaged parts are for the supplier to replace, and we tell you straight away so the fit can be re-planned.

How long does it take to install a kitchen?

Most kitchens take three to twelve days on site to fit, depending on the number of units and whether services are moving. Allow one to three weeks overall once electrics, plumbing, tiling and flooring are included, plus one to two weeks between templating and fitting if you choose stone worktops.
