Kitchen flooring in Manchester

Why do people in Manchester choose kitchen flooring?
If your home in Greater Manchester has suspended timber floorboards, a plywood overlay usually goes down first so tiles or LVT do not crack or show the board joints.
When underfloor heating is going into a Manchester kitchen, the floor finish is planned with it, so the heating, insulation and flooring build-up meet the doorways at the right height. Homes right across Manchester are covered, as are nearby places such as Salford, Failsworth and the villages in between.
What is included in the work?
Here is what usually goes into kitchen flooring, adjusted to your Manchester kitchen after we have measured it:
- Moisture checks on concrete floors and screeds before any floor finish is laid
- Levelling compound or a plywood overlay to give a flat, firm base
- Old coverings lifted and removed, with pre-2000 floor tiles checked for asbestos first
- Threshold trims at doorways, with skirting, plinths and kickboards refitted
- Flooring run under appliance spaces so machines can be pulled out for servicing
- LVT, sheet vinyl, porcelain or ceramic tiles, or engineered wood laid to suit the room

Fitting kitchens in older and newer Manchester homes
Across Greater Manchester you will often find Victorian terraces, 1930s semis, converted mill and warehouse flats and post-war estate houses, and each shapes the kitchen differently. Two-up two-down terraces often have a small back kitchen or a galley in the rear outrigger, while 1930s semis usually have a separate kitchen beside the dining room.
Mains water across Greater Manchester is mostly soft, so limescale is less of a problem and taps and boiling water taps tend to stay cleaner. Terraced streets with back alleys, city-centre flats with booked lifts and permit parking can all affect delivery timing and how long worktops are carried in.
Building regulations, electrics and gas in Manchester
A new kitchen floor in England needs no planning permission or building regulations approval. In a flat, check the lease first: leases often require a sound-reducing underlay, or forbid hard floors without the freeholder's consent. If electric underfloor heating goes under the new floor on a new circuit, that circuit is notifiable under Part P. In a listed building, removing historic floors may need listed building consent.
Listed mill conversions and homes in conservation areas may need consent for new external vents, and apartment owners usually need the freeholder's or managing agent's consent.
Worth knowing before the fit
- Let LVT or engineered wood acclimatise in the room for as long as the maker recommends before it is laid, with the heating at its normal setting.
- If your Manchester house was built before 2000 and still has old vinyl or thermoplastic tiles, have them tested for asbestos before anyone lifts or sands them.
- Ask for the floor to continue under the dishwasher and fridge spaces, so appliances can be slid out for repair without lifting the edge of the floor.
- Check the finished floor height at doorways, especially with tiles over a plywood overlay, so doors still swing and thresholds do not create a trip.
Questions about kitchen flooring in Manchester
How much does kitchen flooring cost in Manchester?
Kitchen flooring in Manchester typically costs £480 to £1,400 including VAT for an LVT or vinyl kitchen floor, based on prices in the North West. Larger or more involved jobs cost more, and your price is fixed in writing after a free survey visit.
Do you work near Manchester as well?
Yes. As well as Manchester itself, we cover the rest of Greater Manchester and nearby towns such as Salford and Failsworth. The process is the same wherever the kitchen is.
Should kitchen flooring go down before or after the units?
It depends on the floor. Tiles are often laid first, or at least run under the appliance spaces, so a dishwasher or fridge can be pulled out without catching on the edge. Floating floors such as click LVT or engineered boards usually go down after the units, up to the plinth line, so they are not trapped under heavy fixed cabinets. We follow the flooring maker's instructions.
How long does it take to lay a kitchen floor?
Most kitchen floors take one to two days to lay once the base is ready. Add curing time if a levelling compound is used, which depends on the product and its thickness, and allow much longer for a new screed, which must be dry enough before most floors go down. Tiled floors also need the adhesive and grout to set before heavy use.
Can I have a hard floor in my flat's kitchen?
Usually, but check your lease first. Leases often require a sound-reducing underlay under hard floors, or say that tiles, wood or LVT can only be laid with the freeholder's written consent, to protect neighbours below from impact noise. In Scotland, check your title deeds and any deed of conditions. If the wording is unclear, ask your managing agent before you order flooring.
