Thinking about kitchen flooring in Belfast?

Families across County Antrim often choose LVT for a kitchen because it is warmer and quieter underfoot than tiles and copes well with spills and dropped cups.

Landlords in County Antrim often want a floor that survives several tenancies, so sheet vinyl or tiles with a darker grout are common choices for rental kitchens. We cover all of Belfast, including the BT1, BT2, BT3, BT4, BT5 and BT6 postcode districts, and travel out to neighbouring towns across County Antrim.

What is included in the work?

After the survey visit we write the scope down. For kitchen flooring in Belfast it usually covers:

  • Old coverings lifted and removed, with pre-2000 floor tiles checked for asbestos first
  • Levelling compound or a plywood overlay to give a flat, firm base
  • LVT, sheet vinyl, porcelain or ceramic tiles, or engineered wood laid to suit the room
  • Threshold trims at doorways, with skirting, plinths and kickboards refitted
  • Free survey visit to check the subfloor, measure up and give an itemised quote
  • Underlay suited to the floor finish, the subfloor and any underfloor heating

Local homes and their kitchens

You will find red-brick terraces, Victorian villas, post-war estate houses and rural bungalows throughout County Antrim. Red-brick terraces in Belfast often have a narrow kitchen in the return, while estate houses and rural bungalows tend to have a separate kitchen with room for a table.

Terraced streets with entries at the back, city flats with booked lifts and country lanes can each affect deliveries, so the route for worktops is checked at the survey. Mains water across most of County Antrim is soft, so limescale is less of a problem and taps and boiling water taps tend to stay cleaner.

Building regulations, electrics and gas in Belfast

In Northern Ireland, a new kitchen floor needs no planning permission or building control application. Leasehold flats often have lease terms on hard floors or sound-reducing underlay, so check before choosing tiles or wood. Domestic electrical work, such as electric underfloor heating, does not have to be notified but should be installed and tested to BS 7671 and certified. In a listed building, ask the council before lifting historic floors.

Listed buildings and conservation areas in older parts of Belfast and the county towns may need consent for new vents, and apartment owners usually need management consent.

Getting the most from your kitchen flooring

  • If your County Antrim home has a newly screeded floor, for example in an extension your builder has finished, ask for a moisture test before the flooring is booked.
  • Measure the gap under internal doors in your Belfast home before choosing flooring; thicker tiles or an overlay may mean doors need trimming.
  • Choose trims for each doorway at the survey, so the colour and height suit the floor in the next room of your Belfast home as well as the kitchen.
  • With underfloor heating, choose a floor finish, adhesive and underlay rated for it, and follow the makers' guidance on bringing the heating up to temperature.

Questions about kitchen flooring in Belfast

How much does kitchen flooring cost in Belfast?

Guide prices in Belfast are about £440 to £1,300 including VAT for an LVT or vinyl kitchen floor. The final price depends on the size of the kitchen and what is moving, and is set out in an itemised written quote.

Do you cover all of Belfast?

Is engineered wood a good choice for a kitchen floor?

It can be, but it needs more care than LVT or tiles. Engineered wood can swell or stain if water sits on it, so it is less suited to the areas around a sink or dishwasher, where leaks are most likely. If you choose it, pick a board the maker approves for kitchens, wipe spills promptly and keep the finish maintained.

Can I have a hard floor in my flat's kitchen?

Usually, but check your lease first. Leases often require a sound-reducing underlay under hard floors, or say that tiles, wood or LVT can only be laid with the freeholder's written consent, to protect neighbours below from impact noise. In Scotland, check your title deeds and any deed of conditions. If the wording is unclear, ask your managing agent before you order flooring.

Should kitchen flooring go down before or after the units?

It depends on the floor. Tiles are often laid first, or at least run under the appliance spaces, so a dishwasher or fridge can be pulled out without catching on the edge. Floating floors such as click LVT or engineered boards usually go down after the units, up to the plinth line, so they are not trapped under heavy fixed cabinets. We follow the flooring maker's instructions.
