House types around Llandrindod Wells and what they mean for a kitchen
The housing mix across Powys includes stone farmhouses, timber-framed cottages, Victorian terraces and post-war bungalows, so no two kitchen fits are quite alike. Farmhouses and stone cottages often have a large older kitchen or a small lean-to, while Victorian terraces in Brecon and Llandrindod Wells tend to have a narrow back galley.
Long distances, single-track roads and farm tracks can limit delivery vehicles, so worktop lengths, delivery times and waste removal need planning well ahead. Powys mains water is generally soft, though many rural homes rely on private supplies, which may need testing and filtering before a boiling water tap is fitted.
What rules apply to fit-only kitchen fitting in Llandrindod Wells?
In Wales a fit-only kitchen needs no planning permission, though a listed building may need listed building consent. The electrics are where Wales differs: extending an existing circuit within a kitchen is notifiable under Part P, as are new circuits, so even an extra socket for an appliance is certified through a competent person scheme or building control. Gas hobs are connected by Gas Safe registered engineers only, and extraction should meet Approved Document F.
Homes inside Bannau Brycheiniog National Park, listed buildings and conservation areas may need consent for a new external vent or changes to historic features.
Worth knowing before the fit
- If you buy a worktop for a Llandrindod Wells kitchen yourself, check its length covers the longest run plus enough spare for joints and end trims.
- Photograph each pallet and any damaged box as it arrives at your Llandrindod Wells address, and note the damage on the delivery note before the driver leaves.
- Leave appliance manuals in their boxes; they give the housing sizes and ventilation gaps needed to install each appliance correctly in your Llandrindod Wells kitchen.
- Check the order includes filler panels, end panels, plinths, cornice or light rail, and enough legs and plinth clips for every base unit.
Questions about fit-only kitchen fitting in Llandrindod Wells
How much does fit-only kitchen fitting cost in Llandrindod Wells?
Fit-only kitchen fitting in Llandrindod Wells typically costs £1,400 to £2,300 including VAT for a small kitchen of 5 to 10 units, based on prices in Wales. Larger or more involved jobs cost more, and your price is fixed in writing after a free survey visit.
Do you work near Llandrindod Wells as well?
Yes. As well as Llandrindod Wells itself, we cover the rest of Powys and nearby towns such as Newtown and Brecon. The process is the same wherever the kitchen is.
What does fit-only kitchen fitting not include?
It does not include stone worktops, new electrical circuits, moved plumbing, gas connections, tiling, flooring or plastering. Stone is templated and fitted by the stone supplier or fabricator once the base units are fixed. Fit only covers the labour for units, doors, panels, plinths and laminate worktops, with connections to the points already in place. Any of the extras can be added as separate lines on the same written quote.
Should I unpack my kitchen before the fitter arrives?
No. Leave everything in its packaging until fitting day. Sealed boxes protect doors and panels from knocks and dust, keep small parts with the right unit, and show that any damage happened before delivery. We open and check the boxes against the plan as the fit begins. The one exception is anything your supplier asks you to inspect on delivery, which you should check and report within their deadline.
Do I need to order anything extra for a fit-only job?
Often, yes. Retail plans regularly leave out filler panels, end panels, plinths, cornice or light rail, legs and plinth clips, worktop joint strips or connector bolts, appliance door-fixing kits and the sink, tap and waste. On the survey we go through your order line by line and list anything missing, so it can be ordered before the fit rather than halting it halfway through.
