Kitchen fitters in Essex

We fit kitchens across Essex: kitchens you have bought from any supplier, or complete kitchens we design, supply and fit, with every trade booked in the right order. New-town houses from the 1950s and 1960s often have small, enclosed kitchens, so owners sometimes take out a partition wall. Many chalet bungalows need a full refit, including new electrics and a better layout that makes use of awkward corners.

Kitchens in homes across Essex

Typical properties here include Victorian terraces, 1930s semis, post-war new town houses and chalet bungalows. In Harlow and Basildon, new-town houses often have a compact galley, while chalet bungalows and 1930s semis tend to have a small kitchen next to the dining area.

Limescale is a fact of life in most of Essex because the water is hard, so a filter for a boiling water tap and regular descaling make sense. Busy commuter towns often have tight on-street parking, and estate houses with small front gardens can make it awkward to unload long worktops.

Rules for kitchen work in Essex

Fitting a new kitchen does not need planning permission in England. Listed building consent may be needed if the building is listed, and a new vent through the outside wall of a flat may need planning permission and the freeholder's consent. Electrical work must meet BS 7671, and new circuits or a new consumer unit are notifiable under Part P, so they are certified through a competent person scheme or building control. New extraction should be designed to Approved Document F rates (about 30 litres per second for a hood ducted outside), a refit should not leave ventilation worse than before, and only Gas Safe registered engineers may connect a gas hob.

Most kitchen fits need no planning permission, but weatherboarded listed cottages and homes in village conservation areas may need consent for a new external vent.

Questions about kitchen fitting in Essex

How much does kitchen fitting cost in Essex?

Fitting a medium kitchen you have already bought costs around £2,700 to £3,800 including VAT in Essex, based on prices in the East of England. A mid-range kitchen supplied and fitted costs around £19,400 to £38,000. Your price is fixed in writing after a free survey visit.

Which towns in Essex do you cover?

We cover the whole of Essex, including Southend-on-Sea, Basildon, Colchester, Chelmsford, Harlow and Grays. If your town is not listed, send us your postcode.

Do you supply kitchens as well as fit them?

Yes. With supply and fit, we survey, design, supply and install the whole kitchen under one contract. Design is included in the price, from the measured survey and layout to the choice of units, worktops and appliances. Supplied kitchens have a lead time of roughly four to twenty weeks, depending on the range.

Do I need building regulations approval or certificates for a new kitchen?

Fitting units does not need approval, but parts of the job may. Electrical work is tested and certified to BS 7671, and notifiable work in England and Wales is notified through a registered competent person scheme or building control. Gas work is done by Gas Safe registered engineers. For load-bearing walls we arrange building control approval, or a building warrant in Scotland.
