Why sink and tap installation for a Sunderland home?

If a new dishwasher or washing machine is going next to the sink in your Sunderland home, the trap and waste connections usually need changing as well.

Homeowners across Tyne and Wear adding a boiling water tap often need a socket or spur in the sink cupboard, a filter and space for the tank planned in. We work throughout Sunderland (SR1) and across the wider Tyne and Wear area.

What is included in the work?

Your written quote lists everything included. For sink and tap installation, that normally means:

  • Every joint leak tested, with water flow and drainage checked before handover
  • Sink moved to a new position with new supply and waste runs
  • Ceramic farmhouse-style sinks set on a suitable supporting base unit and sealed
  • Inset sink cut-outs made on site in laminate and wood worktops
  • New sink fitted, sealed and connected to the existing supplies and waste
  • Boiling water tap fitted with its tank, filter and power supply in the cupboard

What does sink and tap installation cost in Sunderland?

As a starting point for Sunderland, these ranges include VAT at 20% and allow for typical labour costs in the North East. Labour rates in the North East are generally lower than in London and the South East, so these ranges are a little below the national guide.

Kitchens in homes around Sunderland

Across Tyne and Wear you will often find tyneside flats, Victorian terraces, 1930s semis and post-war council-built houses, and each shapes the kitchen differently. Tyneside flats often have a narrow kitchen in the rear offshoot, while 1930s semis and ex-council houses tend to have a small square kitchen at the back.

Back lanes behind terraced streets can help deliveries, but upper Tyneside flats have their own internal stair, so long worktops need careful handling. Hardness varies across Tyne and Wear, from fairly soft around Newcastle to harder in parts of Sunderland, so check with your supplier before choosing a filter.

Do you need approval for sink and tap installation in Sunderland?

Replacing a sink and tap needs no approval in England, but the plumbing should meet the Water Supply (Water Fittings) Regulations 1999, including isolation valves and backflow protection. Connecting to an existing waste is routine, while a new connection to an underground drain involves building control. A new spur for a boiling water tap on an existing kitchen circuit is not notifiable under Part P, but it must meet BS 7671.

In conservation areas and listed buildings, such as parts of central Newcastle and Tynemouth, a new external vent or changes to historic features may need consent.

Planning ahead

  • Choose the sink before stone worktops are templated in your Sunderland kitchen, so the fabricator can cut and polish the undermount opening to suit it.
  • Empty the sink cupboard before fitting day, and plan where cleaning products will go while the waste, trap and valves are being changed.
  • Find the stopcock in your Sunderland home before the plumber arrives and check it turns off fully, as older stopcocks can stick or let water past.
  • Ceramic farmhouse-style sinks are heavy and need a base unit designed to carry them, with the worktop planned around the sink.

Questions about sink and tap installation in Sunderland

How much does sink and tap installation cost in Sunderland?

Guide prices in Sunderland are about £180 to £360 including VAT for plumbing in a new sink and tap. The final price depends on the size of the kitchen and what is moving, and is set out in an itemised written quote.

Do you work near Sunderland as well?

Yes. As well as Sunderland itself, we cover the rest of Tyne and Wear and nearby towns such as Seaham and Washington. The process is the same wherever the kitchen is.

Do I need isolation valves under my kitchen sink?

They are strongly advised, and we fit them as standard. An isolation valve on each supply to the tap, and on each appliance supply, lets you turn off the water to one fitting without shutting off the whole house. That makes changing a tap cartridge or dealing with a leak far simpler. The valves are left where they can still be reached once the cupboard is in use.

What is the difference between an inset and an undermount sink?

An inset sink drops into a cut-out from above, with its rim resting on the worktop, and suits laminate, wood and stone. An undermount sink is fixed beneath the worktop so the edge of the cut-out is exposed, which usually calls for a solid, water-resistant material such as stone or solid surface. Undermount cut-outs in stone are cut and polished by the fabricator.

Can a dishwasher and washing machine drain through the sink waste?

Yes, in most kitchens. The sink trap can take an appliance connection on a spigot, or a separate standpipe can be fitted. The appliance hose needs to rise to the height its manufacturer specifies before it drops to the waste, so dirty water cannot siphon back. Two appliances can usually share a double-spigot trap, which we plan with the sink.
