Kitchens in homes across Dundee and Angus
The housing mix across Dundee and Angus includes sandstone tenement flats, Victorian villas, post-war council-built houses and fishing town cottages, so no two kitchen fits are quite alike. Dundee's tenement flats often have a narrow kitchen or a box room off the hall, while villas in Broughty Ferry and the Angus towns tend to have larger separate kitchens.
Dundee and Angus have soft mains water, so limescale is rarely an issue and taps and boiling water taps tend to stay free of heavy scale. Common stairs in tenements, steep streets in parts of Dundee and narrow glen roads in Angus can each affect deliveries and worktop lengths.
Tenement flats often have a small kitchen that owners open into the living room, which needs a building warrant if a load-bearing wall is involved, and can need one even if it is not, where the change affects the escape route or fire separation. Victorian villa kitchens may sit in an old scullery area with high ceilings and original features.
Rules for kitchen installation in Dundee and Angus
In Scotland, replacing kitchen fitments, adding an extractor fan and most electrical work in a house do not need a building warrant, but the work must still meet the building standards and BS 7671, so ask for an Electrical Installation Certificate. Removing a load-bearing wall or changing how waste water is discharged needs a warrant first. Gas hobs must be connected by a Gas Safe registered engineer. Every home in Scotland must have an interlinked heat alarm in the kitchen, so it is kept or refitted, and tested, as part of the job.
Consent may be needed for new vents on listed buildings and in conservation areas, and homes in the upper Angus glens fall within the Cairngorms National Park.
Before you start
- Plan for one to two weeks without a working kitchen; a microwave, kettle and a temporary sink elsewhere make it easier.
- Book the survey before you order a kitchen, so the plan is checked against real wall lengths, window heights and service positions.
- Order stone worktops for templating as soon as the base units are fixed, as fabrication usually takes one to two weeks.
- Decide where the sink, hob and dishwasher go early, because moving them later means repeating plumbing, electrics and tiling.
- If you live in a flat in Dundee and Angus, check building rules on working hours, lift protection and parking for the fitting van.
- Clear the room and the route to it before fitting day, and arrange somewhere in your Dundee and Angus home for a kettle and microwave.
Questions about kitchen installation in Dundee and Angus
How much does kitchen installation cost in Dundee and Angus?
Kitchen installation in Dundee and Angus typically costs £1,400 to £2,400 including VAT for a small kitchen of 5 to 10 units, fit only, based on prices in Scotland. Larger or more involved jobs cost more, and your price is fixed in writing after a free survey visit.
Do you cover the whole of Dundee and Angus?
Yes. We carry out kitchen installation across Dundee and Angus, including Dundee, Arbroath, Forfar and Montrose. Every job starts with a free survey visit and an itemised written quote.
Will you fit a kitchen I have bought myself?
Yes. We fit kitchens bought from any retailer, trade counter or online supplier, flat-pack or rigid. On the survey we check the plan, and before fitting we check the delivery against it. Missing or damaged parts are for the supplier to replace, and we tell you straight away so the fit can be re-planned.
How long does it take to install a kitchen?
Most kitchens take three to twelve days on site to fit, depending on the number of units and whether services are moving. Allow one to three weeks overall once electrics, plumbing, tiling and flooring are included, plus one to two weeks between templating and fitting if you choose stone worktops.
What order does a kitchen installation follow?
The usual sequence is strip-out, any structural work, first-fix electrics and plumbing, plastering, base and wall units, worktops, second fix of sockets, sink, tap and appliances, then splashbacks, flooring and decorating. Some floors go down before the units and some after, depending on the floor type, which we agree at the survey.
