Why kitchen flooring for a Windsor home?

If your home in Berkshire has suspended timber floorboards, a plywood overlay usually goes down first so tiles or LVT do not crack or show the board joints.

If you live in a flat in Windsor, your lease or title deeds may require a sound-reducing underlay or consent for a hard floor, so check them before anything is ordered. Kitchens in every part of Windsor are covered, and the survey visit is free wherever you are in Berkshire.

  • Moisture checks on concrete floors and screeds before any floor finish is laid
  • LVT, sheet vinyl, porcelain or ceramic tiles, or engineered wood laid to suit the room
  • Threshold trims at doorways, with skirting, plinths and kickboards refitted

Local homes and their kitchens

Across Berkshire you will often find Victorian and Edwardian terraces, 1930s semis, post-war estate houses and new-build town houses, and each shapes the kitchen differently. Edwardian terraces often have a long galley running back from the dining room, while newer three-storey town houses usually have a compact kitchen on the ground floor.

Expect hard water in most of Berkshire, much of it drawn from chalk, so limescale on taps is common and a boiling water tap benefits from a filter. Busy town-centre streets and permit parking zones can make unloading slow, so a parking permit or bay suspension may need arranging before delivery day.

Do you need approval for kitchen flooring in Windsor?

A new kitchen floor in England needs no planning permission or building regulations approval. In a flat, check the lease first: leases often require a sound-reducing underlay, or forbid hard floors without the freeholder's consent. If electric underfloor heating goes under the new floor on a new circuit, that circuit is notifiable under Part P. In a listed building, removing historic floors may need listed building consent.

A new extractor vent on a street-facing wall can need permission in a conservation area, and listed homes may need consent for internal changes affecting historic features.

Tips before you start

  • If your Berkshire home has a newly screeded floor, for example in an extension your builder has finished, ask for a moisture test before the flooring is booked.
  • Measure the gap under internal doors in your Windsor home before choosing flooring; thicker tiles or an overlay may mean doors need trimming.
  • Choose trims for each doorway at the survey, so the colour and height suit the floor in the next room of your Windsor home as well as the kitchen.
  • Floating floors such as click LVT or engineered boards should not be trapped under heavy fixed units or an island; follow the flooring maker's instructions.

Questions about kitchen flooring in Windsor

How much does kitchen flooring cost in Windsor?

Guide prices in Windsor are about £580 to £1,700 including VAT for an LVT or vinyl kitchen floor. The final price depends on the size of the kitchen and what is moving, and is set out in an itemised written quote.

Do you cover all of Windsor?

Yes. We work across Windsor, including the SL4 postcode district, and nearby towns such as Slough and Egham. Book a free survey visit and we will arrange a time that suits you.

Can I have a hard floor in my flat's kitchen?

Usually, but check your lease first. Leases often require a sound-reducing underlay under hard floors, or say that tiles, wood or LVT can only be laid with the freeholder's written consent, to protect neighbours below from impact noise. In Scotland, check your title deeds and any deed of conditions. If the wording is unclear, ask your managing agent before you order flooring.

How long does it take to lay a kitchen floor?

Most kitchen floors take one to two days to lay once the base is ready. Add curing time if a levelling compound is used, which depends on the product and its thickness, and allow much longer for a new screed, which must be dry enough before most floors go down. Tiled floors also need the adhesive and grout to set before heavy use.

Is engineered wood a good choice for a kitchen floor?

It can be, but it needs more care than LVT or tiles. Engineered wood can swell or stain if water sits on it, so it is less suited to the areas around a sink or dishwasher, where leaks are most likely. If you choose it, pick a board the maker approves for kitchens, wipe spills promptly and keep the finish maintained.
