Kitchen flooring in Powys
Our kitchen flooring work covers the whole of Powys, including Newtown, Brecon and Welshpool.
Who usually needs kitchen flooring in Powys?
Families across Powys often choose LVT for a kitchen because it is warmer and quieter underfoot than tiles and copes well with spills and dropped cups.
Where a Powys kitchen opens into a dining or living area, people often want one floor running through, which needs careful setting-out and trims only where it meets other rooms.
What does kitchen flooring in Powys include?
Every kitchen is different, so we confirm the scope in writing. Most jobs of this kind include:
- Free survey visit to check the subfloor, measure up and give an itemised quote
- Old coverings lifted and removed, with pre-2000 floor tiles checked for asbestos first
- Moisture checks on concrete floors and screeds before any floor finish is laid
- Levelling compound or a plywood overlay to give a flat, firm base
- LVT, sheet vinyl, porcelain or ceramic tiles, or engineered wood laid to suit the room
- Flooring run under appliance spaces so machines can be pulled out for servicing
- Underlay suited to the floor finish, the subfloor and any underfloor heating
- Threshold trims at doorways, with skirting, plinths and kickboards refitted

Kitchens in homes across Powys
The housing mix across Powys includes stone farmhouses, timber-framed cottages, Victorian terraces and post-war bungalows, so no two kitchen fits are quite alike. Farmhouses and stone cottages often have a large older kitchen or a small lean-to, while Victorian terraces in Brecon and Llandrindod Wells tend to have a narrow back galley.
Powys mains water is generally soft, though many rural homes rely on private supplies, which may need testing and filtering before a boiling water tap is fitted. Long distances, single-track roads and farm tracks can limit delivery vehicles, so worktop lengths, delivery times and waste removal need planning well ahead.
Rural farmhouses are often off the gas grid, so the kitchen may be planned around an oil or solid-fuel range or induction cooking. Many cottages have thick stone walls and low beams that shape where tall units and extraction can go.
Rules for kitchen flooring in Powys
In Wales, laying a kitchen floor needs no planning permission or building regulations approval. Leases on flats often require a sound-reducing underlay or forbid hard floors without the freeholder's consent, so check yours. If electric underfloor heating is being wired in, remember that Part P in Wales makes extending a circuit within a kitchen notifiable, as well as adding a new one. Listed buildings may need consent before historic floors are lifted.
Homes inside Bannau Brycheiniog National Park, listed buildings and conservation areas may need consent for a new external vent or changes to historic features.
Before you start
- Floating floors such as click LVT or engineered boards should not be trapped under heavy fixed units or an island; follow the flooring maker's instructions.
- New screeds hold a lot of water and must be dry enough before most floors go down, so allow time and ask for a moisture reading.
- With underfloor heating, choose a floor finish, adhesive and underlay rated for it, and follow the makers' guidance on bringing the heating up to temperature.
- Check the finished floor height at doorways, especially with tiles over a plywood overlay, so doors still swing and thresholds do not create a trip.
- Ask for the floor to continue under the dishwasher and fridge spaces, so appliances can be slid out for repair without lifting the edge of the floor.
- If your Powys house was built before 2000 and still has old vinyl or thermoplastic tiles, have them tested for asbestos before anyone lifts or sands them.
Questions about kitchen flooring in Powys
How much does kitchen flooring cost in Powys?
Kitchen flooring in Powys typically costs £460 to £1,400 including VAT for an LVT or vinyl kitchen floor, based on prices in Wales. Larger or more involved jobs cost more, and your price is fixed in writing after a free survey visit.
Do you cover the whole of Powys?
Yes. We carry out kitchen flooring across Powys, including Newtown, Brecon, Welshpool and Llandrindod Wells. Every job starts with a free survey visit and an itemised written quote.
How long does it take to lay a kitchen floor?
Most kitchen floors take one to two days to lay once the base is ready. Add curing time if a levelling compound is used, which depends on the product and its thickness, and allow much longer for a new screed, which must be dry enough before most floors go down. Tiled floors also need the adhesive and grout to set before heavy use.
Should kitchen flooring go down before or after the units?
It depends on the floor. Tiles are often laid first, or at least run under the appliance spaces, so a dishwasher or fridge can be pulled out without catching on the edge. Floating floors such as click LVT or engineered boards usually go down after the units, up to the plinth line, so they are not trapped under heavy fixed cabinets. We follow the flooring maker's instructions.
Can I have a hard floor in my flat's kitchen?
Usually, but check your lease first. Leases often require a sound-reducing underlay under hard floors, or say that tiles, wood or LVT can only be laid with the freeholder's written consent, to protect neighbours below from impact noise. In Scotland, check your title deeds and any deed of conditions. If the wording is unclear, ask your managing agent before you order flooring.
