When does integrated appliance installation make sense in Berkshire?

Landlords in Berkshire choosing integrated appliances for a rental kitchen want them fixed securely and plumbed with accessible valves, so a later replacement is straightforward.

In a smaller Berkshire kitchen, an under-counter fridge and a slimline dishwasher behind kitchen doors can make room on the worktop and floor without changing the layout.

What does integrated appliance installation in Berkshire include?

The exact scope is agreed after the survey, but a typical job in Berkshire covers:

  • Appliance sizes checked against housings, door-fixing kits and ventilation gaps before fitting
  • Integrated fridges and freezers fixed into tall or under-counter housings
  • Furniture doors attached with the fixed-hinge or sliding-hinge kit and aligned
  • Dishwashers anchored under the worktop, levelled and connected to the supply and waste
  • Washing machines plumbed in on a stable floor with an accessible isolation valve
  • Built-in ovens and microwaves fixed into housings with the required ventilation space
  • Accessible switching for built-in appliances, such as a switched fused spur, where needed
  • Leak checks, final door adjustments and each appliance switched on and tested

How much does integrated appliance installation cost in Berkshire?

Use these ranges to plan your budget. They include VAT, reflect costs in the South East, and are firmed up once we have seen your Berkshire kitchen. Prices in the South East usually run above the national guide, mainly because labour and parking cost more.

Kitchens in homes across Berkshire

The housing mix across Berkshire includes Victorian and Edwardian terraces, 1930s semis, post-war estate houses and new-build town houses, so no two kitchen fits are quite alike. Edwardian terraces often have a long galley running back from the dining room, while newer three-storey town houses usually have a compact kitchen on the ground floor.

Expect hard water in most of Berkshire, much of it drawn from chalk, so limescale on taps is common and a boiling water tap benefits from a filter. Busy town-centre streets and permit parking zones can make unloading slow, so a parking permit or bay suspension may need arranging before delivery day.

In an Edwardian terrace, a common project is knocking the kitchen through to the dining room and adding a run of tall units. Newer homes more often need a like-for-like replacement, sometimes with an island, integrated appliances and better lighting where the room allows.

Rules for integrated appliance installation in Berkshire

Fitting an integrated appliance needs no approval in England. Adding a socket or switched fused spur to an existing kitchen circuit is not notifiable under Part P, though it must meet BS 7671. A new circuit for a double oven or induction hob is notifiable, so it is certified through a competent person scheme or building control. Water connections should meet the water fittings regulations, with isolation valves and suitable backflow protection.

A new extractor vent on a street-facing wall can need permission in a conservation area, and listed homes may need consent for internal changes affecting historic features.

Before you start

  • Leave the ventilation gaps the manufacturer specifies for fridges and freezers, often through the plinth or above the housing, or they work harder.
  • Washing machines need a firm, level floor; a springy timber floor or an unstable plinth can let the machine move and vibrate during a spin.
  • Integrated fridges use either fixed-hinge (door-on-door) or sliding-hinge fixing, and the housing and furniture door must suit the type you choose.
  • Check the furniture door is within the weight range the dishwasher hinges are designed for; the springs can usually be adjusted within that range.
  • If your Berkshire home has a suspended timber floor, ask for the washing machine position to be checked for firmness before it is plumbed in.
  • Keep integrated appliances boxed until the fitter arrives, so any that do not suit their housings can be returned unopened to the retailer.

Questions about integrated appliance installation in Berkshire

How much does integrated appliance installation cost in Berkshire?

Guide prices in Berkshire are about £50 to £90 each including VAT for fitting an integrated appliance into its housing. The final price depends on the size of the kitchen and what is moving, and is set out in an itemised written quote.

Do you cover the whole of Berkshire?

Yes. We carry out integrated appliance installation across Berkshire, including Reading, Slough, Bracknell and Maidenhead. Every job starts with a free survey visit and an itemised written quote.

Can you fit integrated appliances I have bought separately?

Yes. Appliances bought from any retailer can be fitted, as long as they match the housings. Send us the model numbers before the survey so we can check the installation dimensions, door-fixing method and connections. If an appliance does not suit the housing, it is far easier to exchange it unopened than to alter the units around it.

What is the difference between fixed-hinge and sliding-hinge integrated fridges?

On a fixed-hinge, or door-on-door, fridge the kitchen door is fixed straight onto the appliance door, so both swing together on the fridge's own hinges. On a sliding-hinge fridge the kitchen door hangs on cabinet hinges, and the appliance door is linked to it by runners that slide as it opens. Fixed-hinge models generally carry heavier doors more securely; sliding-hinge ones need the right housing and hinges.

Do built-in appliances need their own switch?

It is good practice under BS 7671 for built-in appliances to have an accessible means of isolation, for example a switched fused spur above the worktop, so they can be switched off without being pulled out. Some layouts use an accessible socket in a neighbouring cupboard instead. Manufacturers' instructions often cover this too, and the electrician confirms the right arrangement for your kitchen.
