Is fit-only kitchen fitting right for your York kitchen?

If you have chosen stone worktops for a York kitchen, fit only gets the base units level and fixed so they are ready when the fabricator arrives to template.

If your kitchen is ordered for delivery to your York home and the retailer does not offer fitting, fit only covers the labour to put it in properly. We work throughout York (YO1, YO10, YO24 and YO31) and across the wider North Yorkshire area.

House types around York and what they mean for a kitchen

In and around York, homes range across stone-built cottages, Victorian terraces, Georgian townhouses and post-war semis. Dales and moorland stone cottages often have a small kitchen in a rear extension, while terraces in York and Middlesbrough tend to have a narrow back galley.

Dales and moorland roads can be narrow and steep, and older streets in York can have restricted parking, so delivery vehicles and timing need planning. Water hardness varies across North Yorkshire, from soft in some upland areas to moderately hard elsewhere, so check with your supplier before choosing a filter.

What rules apply to fit-only kitchen fitting in York?

Fitting kitchen units you have bought needs no planning permission in England, although a listed building may need listed building consent for work that affects its character. Adding sockets or spurs to an existing kitchen circuit is not notifiable but must meet BS 7671, while a new cooker circuit is notifiable under Part P and certified through a competent person scheme or building control. Gas hobs are connected only by Gas Safe registered engineers.

Homes in the Yorkshire Dales or North York Moors national parks, York's many listed buildings and conservation areas may need consent for new vents or internal changes.

Before you book fit-only kitchen fitting in York

  • Book the fit for a date after the full delivery has arrived in North Yorkshire; a split delivery is a common reason for a fit stalling halfway.
  • Ask your supplier for the full order list as well as the plan, so the fitter can check part numbers and not just unit sizes.
  • Keep using the old kitchen until fitting day if you can, and ask for its removal and disposal to be priced on the same quote.
  • Do not open or assemble anything before the survey; sealed boxes make it far easier to claim missing or damaged parts from the supplier.

Questions about fit-only kitchen fitting in York

How much does fit-only kitchen fitting cost in York?

Fit-only kitchen fitting in York typically costs £1,400 to £2,400 including VAT for a small kitchen of 5 to 10 units, based on prices in Yorkshire and the Humber. Larger or more involved jobs cost more, and your price is fixed in writing after a free survey visit.

Which parts of York do you work in?

All of them. Our North Yorkshire coverage takes in the whole of York, including the YO1, YO10, YO24 and YO31 postcode districts, as well as surrounding towns such as Selby. If you are unsure, send us your postcode.

What does fit-only kitchen fitting not include?

It does not include stone worktops, new electrical circuits, moved plumbing, gas connections, tiling, flooring or plastering. Stone is templated and fitted by the stone supplier or fabricator once the base units are fixed. Fit only covers the labour for units, doors, panels, plinths and laminate worktops, with connections to the points already in place. Any of the extras can be added as separate lines on the same written quote.

What happens if parts of my kitchen are missing or damaged?

Missing or damaged parts are the supplier's to replace. We check the delivery against your plan and delivery note before fitting starts and tell you straight away if anything is short, broken or wrong, so you can raise it with the supplier while we re-plan the order of work. Units that do not depend on the missing part can often still go in, and sealed boxes make any claim simpler.

Should I unpack my kitchen before the fitter arrives?

No. Leave everything in its packaging until fitting day. Sealed boxes protect doors and panels from knocks and dust, keep small parts with the right unit, and show that any damage happened before delivery. We open and check the boxes against the plan as the fit begins. The one exception is anything your supplier asks you to inspect on delivery, which you should check and report within their deadline.
