When does fit-only kitchen fitting make sense in Lancaster?

Plenty of homeowners in Lancaster buy a kitchen in a sale or from an online supplier, then look for someone to fit it once the delivery date is booked.

If you are renovating a house in Lancaster yourself, buying the kitchen direct and paying only for fitting keeps the choice of units and the budget in your hands. If your home is in Lancaster or close by in Morecambe or Garstang, the same survey, quote and fitting process applies.

What is included in the work?

The exact scope is agreed after the survey, but a typical job in Lancaster covers:

  • Base, wall and tall units positioned, levelled on their legs and fixed to the wall
  • Sink, tap and appliances connected to the existing water, waste and power points
  • Doors and drawer fronts hung and adjusted, with handles drilled and fitted
  • Laminate or wood worktops cut, jointed, sealed and fixed down
  • End panels, filler panels, plinths, cornice and light rail scribed and fitted
  • Packaging and offcuts cleared, with removal of the old kitchen available as an extra

How much does fit-only kitchen fitting cost in Lancaster?

As a starting point for Lancaster, these ranges include VAT at 20% and allow for typical labour costs in the North West. Labour rates in the North West are generally lower than in London and the South East, so these ranges are a little below the national guide.

Fitting kitchens in older and newer Lancaster homes

You will find stone-built mill-town terraces, red-brick Victorian terraces, 1930s semis and seaside bungalows throughout Lancashire. Mill-town terraces often have a small back kitchen opening onto a yard, while seaside bungalows and 1930s semis tend to have a square kitchen at the rear.

Back alleys and yards can help with deliveries, though narrow yard gates and steep hill streets may limit how long worktops come in. Most of Lancashire has soft mains water, so heavy limescale is rare and taps, sinks and appliances stay cleaner for longer.

Do you need approval for fit-only kitchen fitting in Lancaster?

Fitting kitchen units you have bought needs no planning permission in England, although a listed building may need listed building consent for work that affects its character. Adding sockets or spurs to an existing kitchen circuit is not notifiable but must meet BS 7671, while a new cooker circuit is notifiable under Part P and certified through a competent person scheme or building control. Gas hobs are connected only by Gas Safe registered engineers.

Where an older town-centre home is listed or in a conservation area, a new vent on a front wall may need consent, and flats in converted houses usually need freeholder approval.

Worth knowing before the fit

  • Keep using the old kitchen until fitting day if you can, and ask for its removal and disposal to be priced on the same quote.
  • Before your kitchen is delivered to your Lancaster home, clear a dry room to store the boxes flat, away from damp garages and outbuildings.
  • Order handles in the right quantity with one or two spares; doors and drawers cannot be finished without them, and missing handles hold up sign-off.
  • If you chose stone worktops, the stone supplier templates and fits them after the base units are fixed, usually one to two weeks later.

Questions about fit-only kitchen fitting in Lancaster

How much does fit-only kitchen fitting cost in Lancaster?

Fit-only kitchen fitting in Lancaster typically costs £1,400 to £2,400 including VAT for a small kitchen of 5 to 10 units, based on prices in the North West. Larger or more involved jobs cost more, and your price is fixed in writing after a free survey visit.

Do you work near Lancaster as well?

Yes. As well as Lancaster itself, we cover the rest of Lancashire and nearby towns such as Morecambe and Garstang. The process is the same wherever the kitchen is.

What does fit-only kitchen fitting not include?

It does not include stone worktops, new electrical circuits, moved plumbing, gas connections, tiling, flooring or plastering. Stone is templated and fitted by the stone supplier or fabricator once the base units are fixed. Fit only covers the labour for units, doors, panels, plinths and laminate worktops, with connections to the points already in place. Any of the extras can be added as separate lines on the same written quote.

Do I need to order anything extra for a fit-only job?

Often, yes. Retail plans regularly leave out filler panels, end panels, plinths, cornice or light rail, legs and plinth clips, worktop joint strips or connector bolts, appliance door-fixing kits and the sink, tap and waste. On the survey we go through your order line by line and list anything missing, so it can be ordered before the fit rather than halting it halfway through.

Should I unpack my kitchen before the fitter arrives?

No. Leave everything in its packaging until fitting day. Sealed boxes protect doors and panels from knocks and dust, keep small parts with the right unit, and show that any damage happened before delivery. We open and check the boxes against the plan as the fit begins. The one exception is anything your supplier asks you to inspect on delivery, which you should check and report within their deadline.
